What is a home inspection?

A home inspection is a visual and mechanical examination of the physical structure and major systems and appliances of a resale or new home. This gives an objective third party understanding of the conditions of the homes systems and appliances and protects against selling, buying, or investing in a home with defective systems or appliances.

The inspection should include the roof system, plumbing system, electrical system, air conditioning system, heating system, structural system, foundation, and all appliances. The inspection should be a tested inspection. A tested inspection includes running all appliances through a full cycle. The air conditioning system should be tested for pressure, temperature, and amperages. Furnace should be tested for cracks in the heat exchanger. The entire electrical system should be tested and all breakers checked for double lugging and the system for obvious code violations. Plumbing tested for stoppages and leaks, water heater tested with a "bucket" test. If there is a septic system it should be inspected by a licensed septic company that can give you a "Septic Certification". After the inspection is complete it all should be entered into a report as inventoried and reported on.
